Inspection Report Requirements for Home Buyers

Some sellers may order an inspection and give prospective buyers a copy of the results, but this is not required. If you're taking out a conventional loan or paying cash for a home in northern Georgia, it's up to you to pay for the inspection as a buyer. However, the seller must pay for the treatment if termites or other insects are detected. Invest in a WDO inspection to save money and avoid the expense of repairing structural damage and treating the infestation.

Inspection Reports are mandatory if you're financing a home with a Veterans Affairs (VA) or Federal Housing Administration (FHA) loan. The seller generally has to pay for the inspection or reimburse you at the closing.
